First off the most effective home or property search I have had the pleasure of working through with past
clients has been when they have their list of items they are looking for in priority of importance ahead of time.
   Then once that is established it make searching both on the MLS and while touring properties much more
 productive ! An agent who will scan the ENTIRE market and not just their own listings or office listings is
someone a buyer should look specifically as well as someone who may not have a buyers agent designation,
  but more importantly, someone who is truly interested in making your home search a priority. I find it
extremely interesting and especially rewarding when my client finds that cherished home or property they have been dreaming of– that is the motivation that you are looking for. The other thing is someone who is more interested in your needs, wants and desires over theirs – in other words so that they ARE looking at all properties no matter what the commission pays, or what bonus is available to them etc.

The next thing, and hopefully this has already been pretty much been figured out before you are actually in the property search mode – is financing. You will need to know this in order to know your price range and that you are ready to purchase. I will add some local lender contacts that you can check with in case you do not have some already, but please check around and I have NO specific order and the list will NOT be comprehensive. Cash is just straight forward can usually close as soon as your Inspection period is over. Owner will carry properties, contingencies on selling your property, etc will definitely affect your purchase ability and especially in this buyers market since many homes are Foreclosures and Short Sales and therefore will most likely limit your property purchase to only your “conventional” seller.

Some Major things that a buyer needs to consider::
 ** Home Owners Association (HOA) OR Property Management Company
 ** STRICT Covenants, Conditions and Restrictions (CC&R's)
 ** Well, City Water, Rural Water or OTHER
 ** City Sewer, Septic System, Alternative System or OTHER
 ** City Limits or County
 ** Traditional Electric or Alternative or Both
 ** Gas Service OR Propane OR Neither
 ** Phone, DSL, Cable OR alternative
 ** Fire / Rescue / Hospital Services
 ** City Bus Service
 ** Location for schools, work, and other essential places for you
 ** Home Warranty (this is above and beyond Home Owners Insurance)
 ** Title Company and Escrow Officer (not usually buyer choice in foreclosures)
 ** Earnest Deposit (the amount of money that you are going to want to put down with the Purchase
      Contract- what you want it to be used toward such as Purchase Price OR Closing Costs
 ** The Way that you are going to Take Title to the property – Vesting
 ** Inspection Period – Know how much time you will need to have all the inspections done during this time. Since this is when you are making sure that you are going forward in the purchase process.

This is just a beginning and everyone will have their “custom” list of needs and things to avoid, but this will help most people get started. The specifics of square footage, number of bedrooms, bathroom and floor plan, finish style, size of lot, garage etc, etc is best to have “pin pointed” as well as the specific items above to at least help Narrow the Field of choices and hopefully make this an easier task and usually even an enjoyable experience for everyone.
